Old Church Buildings.
Hi yall,
Many churches are going out of business and leaving their real estate behind. This trend will most likely only accelerate in the coming years and decades. This will lead to a surplus of vacant unwanted real estate on the market. Church buildings present unique challenges to use for other purposes.They are often cheaper per square foot than houses but often times they have plumbing or HVAC and insultation issues.The kicker is that the renovations tend to cost a lot.Also a lot of these churches are historic sights which makes it even harder to deal with in terms of development.
Some of these vacant church buildings are being converted to commercial purposes like nightclubs bars and maybe hotels and stuff like that.Some of these churches are donating their buildings to new church plants or non profits and what not. Also this could be a chance for Millennials and Gen Z and Gen Alpha to get affordable housing.Also municipal governments stand to benefit because you will have this real estate taxed.Also churches are forbidden from giving their leftover money to a private person so thats another reason for the donations.
