Landlady won't return deposit. Same landady who never fixed roof/windows/electricity/ etc. claims my 4 year old child caused $2000 worth of damage to the place.

I have to do this twice a year for College and regardless of the fact that I'm not packing up everything, it frazzles me more than I'd like to admit. I tend to put it off until the last possible minute because I get so anxious and worked up. The sheer chaos of breaking down everything I own, packing it into boxes and then shoving it into a car only to have to reassemble my life in a new place is intensely unsettling. I can't imagine doing it on an "entire house" level...I've not had to do that since I was about 12.
Moving too, only to the upstairs unit, but the circumstances were exceedingly stressful, we had some new tenets moving
2 months ago that were always fighting and stomping around, the guy was dealing meth and seemed to be highly paranoid
anyhow we told our landlord we will be moving at the end of june and he basically begged use to stay and to take over the
upstairs unit at a reduced price, so I have been hauling boxes up stairs all evening and cleaning up the mess that the
previous tenets left.

I know it's not of much use, but if you rent again, please do the following: Take pics of the new place while it's still empty. If you request repairs, do it in writing. If the repairs are not done (give a deadline) within given deadline, write again, explaining that rent money is being deposited in a special account until repairs are addressed. (And really do this!) I think it's terrible that your landlady is keeping that much money, on such a flimsy excuse. She is probably doing this because she did not do what she was supposed to do; legally, she should have placed your deposit in an account, to collect interest. When you give notice, she must refund it after you move out, unless there is major damage to your unit, not just reasonable wear and tear. I hope you can get situated and squared away soon, and get your life back to normal!

I know why she is doing it. She told us. The other tenents who recently left left their apt. in a serious state of disrepair and she can't afford to fix their apt. She had wanted us to wait to move until Sept (when her son is in school) so that she would have some financial cushion between the two. She is really pissed that we couldn't wait 'til Sept since she doesn't want to oversee fixing up 2 apartments over the summer.
I wish there were something we could do about it, but there isn't. She also wants us to remove the washer/dryer unit from the apt. since we purchased it with our own money after the one she had in here rusted out and flooded. Nothing we can do about that either since, technically, any appliances we purchase are our responsibilty. Any ideas WHY she wants us to remove a PERFECTLY GOOD washer/dryer?

Again, those are her problems, not yours! She is making you financially responsible for her tenant problems, and that is not fair to you.
More stupidity on her part! You'd think she would be glad to have a good washer/dryer unit for the new tenants, and to save her having to buy one. Especially a combo like you describe. She is typical of many landlords out there - they see dollars signs, and want to make a profit, and totally do not protect their investments. She is trying to make you pay for her negligence and short sightedness, in maintaining the apartments! A good example is the rusty washer. Why the hell didn't she replace that? It was bound to break sooner or later! She sounds like a slumlord! Or should I say slumlady?
