Why, when I celebrate, am I socially anxious?

I'm moving and looking for a room to stay in. I talk to somebody and we get disconnected and he calls back and says he'll have something available when I move at the end of this month. I'm celebrating inside, but feel like I don't want to ruin the deal by calling back, which doesn't makn sense. I call him back to say thanks and that I'll call him a bit closer out. We end on a high note, but after hanging up I feel like I narrowly avoided disaster. I start feeling guilty that I didn't ask more questions, that I didn't reward him more for his offer.
