I feel that in this classification system I am bordering on the extreme too.

I have this very annoying neighbour that is always trying to get into my apartment. Don't know why. The more she tries, the more I resist. Maybe it is her way of showing me what I've been missing. But I'd rather be left alone.

Just be friendly. If you play many multiplayer video games, maybe invite him.

If he's not interested, don't worry about it so much.

Suggestion: Start an anime club in the local area and tell him about it. Then, at the club try to talk to him and help him out and perhaps politely tell him about his smell.
